Synapse is a platform that helps people in Nigeria find real estate through an AI advisor (Toju) and independently verified listings, and helps agencies reach buyers and manage their pipeline. Synapse is not a real estate agency, a broker, or a party to any transaction between a buyer and a seller or agency.
What "Verified" means
A "Verified" listing has passed our seven-point check — title documentation, ground survey, structural assessment, flood risk, ownership documentation, legal review, and media accuracy — as of the date shown, and is re-confirmed at least every 14 days or it is removed from the platform.
Verified is a process, not a guarantee. It means those specific checks passed on that date. It does not mean Synapse guarantees the property's condition, its final sale price, or the outcome of any transaction. You are strongly encouraged to conduct your own independent legal review — including your own lawyer's title search — before paying for or committing to any property.
Toju
Toju is an AI advisor. Its responses are generated to be helpful and honest based on available data, but they are not financial, investment, or legal advice, and Toju does not guarantee any outcome. Where something can't be verified, Toju is designed to say so rather than guess — but you should independently confirm anything material before making a decision.
If you're browsing or buying
Browsing listings and talking to Toju is free, with no obligation, and doesn't require an account.
Creating an account is required only when you choose to contact an agency about a specific home — at that point, your contact details are shared with that agency so they can respond to you.
Any transaction you enter into — a purchase, a rental, a payment plan — is between you and the agency or seller, not with Synapse. Synapse does not process, hold, or guarantee any funds. If you're an agency
Listings you submit must be accurate and must be properties you are authorised to market. Misrepresenting a listing is grounds for removal from the platform.
Verification status is determined solely by Synapse's own checks. It is not for sale, and cannot be purchased, expedited by payment, or influenced by your subscription tier. Toju's recommendations rank purely on fit to a buyer's needs — never on payment.
Subscription tiers (Free, Accelerate, Leader) determine platform features — listing limits, verification queue speed, marketing tools — never how Toju ranks your listings to buyers.
Leads delivered through Synapse are provided as-is; Synapse does not guarantee lead volume, quality, or conversion.
What we don't promise
To be direct about the limits of what Synapse does: we do not guarantee any property's title, condition, or price; we do not guarantee any transaction will complete; we do not currently hold or protect funds (no escrow service exists on the platform today); and Toju's advice is not a substitute for a lawyer, surveyor, or licensed financial advisor.
Accounts & conduct
You're responsible for keeping your account credentials secure. You agree not to use Synapse to post fraudulent listings, misrepresent your identity or authority to sell/rent a property, or attempt to circumvent the verification process.
