Synapse is not a real estate agency, a broker, or a party to any transaction between a buyer and a seller or agency.
What "Verified" means
Our verification standard covers seven points — title documentation, ground survey, structural assessment, flood risk, ownership documentation, legal review, and media accuracy. Where a listing shows as "Verified", we show you the date it was verified, and, where we have recorded them, which individual checks it passed. Where we have not published the individual results, we say so rather than implying a score.
Availability is a separate claim from verification, and we show it separately. A listing carries the date the agency last confirmed the home is still available. A home can be verified and no longer on the market, so we never present the two as the same thing. Listings that are not re-confirmed expire and stop being offered to buyers.
Verified is a process, not a guarantee. It means those specific checks passed on that date. It does not mean Synapse guarantees the property's condition, its final sale price, or the outcome of any transaction. You are strongly encouraged to conduct your own independent legal review — including your own lawyer's title search — before paying for or committing to any property.
Tayo
Tayo is an AI advisor. Its responses are generated to be helpful and honest based on available data, but they are not financial, investment, or legal advice, and Tayo does not guarantee any outcome. Where something can't be verified, Tayo is designed to say so rather than guess — but you should independently confirm anything material before making a decision.

Creating an account is required only when you choose to contact an agency about a specific home — at that point, your contact details are shared with that agency so they can respond to you.
Any transaction you enter into — a purchase, a rental, a payment plan — is between you and the agency or seller, not with Synapse. Synapse does not process, hold, or guarantee any funds. [NEEDS LEGAL: a payments clause is required before any in-app payment or escrow feature launches — none exists today.]
If you're an agency
Listings you submit must be accurate and must be properties you are authorised to market. Misrepresenting a listing is grounds for removal from the platform.
Verification status is determined solely by Synapse's own checks, against a single published standard that is the same for every agency regardless of what they pay us. Verification cannot be bought. No subscription tier changes the checks we run, the evidence we require, or the outcome we reach. Tayo's recommendations rank purely on fit to a buyer's needs — never on payment.
Subscription tiers (Free, Accelerate, Leader) determine platform features — listing limits, team seats, marketing tools, and the support you get while you are being reviewed. A tier never changes a verification outcome, never buys a badge, and never changes how Tayo ranks your listings to buyers.
Leads delivered through Synapse are provided as-is; Synapse does not guarantee lead volume, quality, or conversion.
What we don't promise
To be direct about the limits of what Synapse does: we do not guarantee any property's title, condition, or price; we do not guarantee any transaction will complete; we do not currently hold or protect funds (no escrow service exists on the platform today); and Tayo's advice is not a substitute for a lawyer, surveyor, or licensed financial advisor.
Accounts & conduct
You're responsible for keeping your account credentials secure. You agree not to use Synapse to post fraudulent listings, misrepresent your identity or authority to sell/rent a property, or attempt to circumvent the verification process.
